EED - Energy Efficiency Directive

Stay informed about the EU directive

Remote reading meters and monthly consumption notifications. The EU’s Energy Efficiency Directive (EED) establishes new requirements for property administrators, landlords, and housing associations. If you are not yet prepared, we will ensure you are ready promptly.

With the Energy Efficiency Directive (EED), the European Union has prioritised the green transition. It is imperative that we all improve our energy utilisation and conserve the planet’s resources.

The EED aims to increase awareness among residents and tenants regarding their energy consumption for heating purposes, thereby encouraging more efficient energy use.

To this end, it is essential that everyone is informed and checks their current consumption monthly during the heating season. Naturally, this data must be fully accessible to the residents.

The EED was adopted in 2018 and is required to be fully implemented by 1 January 2027. However, several key measures have already been enacted. How far have you progressed?

The Energy Efficiency Directive (EED) is already fully operational

The EU directive was adopted in 2018 and mandates full implementation by 1 January 2027. However, several key requirements are already in effect. Since October 2020, all newly installed meters must be capable of remote reading. Additionally, since January 2022, all consumers with remotely read meters are entitled to receive monthly consumption notifications.

Here are the four key requirements:

2020Manually read meters must be read at least twice a year.

... and consumers must also have access to their consumption data biannually.

2020All newly installed meters must be compatible with remote reading.

It is therefore no longer permissible to install energy, hot water, and heat cost allocators that can only be read manually.

2022Remote reading meters must be read monthly.

Only during the heating season. Residents must also have access to their consumption data with the same frequency.

2027From 1 January 2027, all meters must be equipped with remote reading capabilities.

Meters that cannot be remotely read must be replaced by 31 December 2026 at the latest.

* Except for meters where it can be demonstrated that replacement is not cost-effective.

Prepare for EED in three simple steps

Whether you have already begun preparing for EED or not, Brunata can efficiently and promptly bring you up to speed with the requirements.

There are three steps on the journey towards EED compliance. While you are not obligated to have all of them delivered by Brunata, we do offer a comprehensive package for those seeking a one-stop solution..

Step 1: Remote Reading Meters

Switch to remote reading consumption meters

Since October 2020, all newly installed meters must be remotely read, and by 1 January 2027, all properties must have remotely read consumption meters.

To ensure an accurate and equitable consumption account, it is essential that the meters are precise and reliable. All of Brunata’s meters not only support remote reading but also represent the pinnacle of technological advancement in terms of precision and quality.

Step 2: Wireless Network

Connect all meters to a wireless network

EED mandates that remote reading meters must be read monthly. To achieve this, all the property’s meters must be connected to a wireless network.

Brunata utilises the stable and flexible network standard LoRaWAN®, which is ideal for remote reading of meters. It is also one of the most widespread networks for IoT and Smart Building solutions. Read more about LoRaWAN® here.

Alternatively, our meters can also be connected to Wireless M-Bus if preferred.

Step 3: EED Consumption Notification

Send monthly consumption notifications to residents

The final step involves notifying all residents and tenants of their consumption on a monthly basis during the heating season.

With Brunata’s EED Consumption Notification, the information is automatically sent to all residents for whom we have an email address. They receive an easy-to-read PDF that allows them to view their consumption and compare it with previous periods.

For residents or tenants who do not yet have access to their consumption data in Brunata Online, we will ensure this function is enabled, allowing them to explore their data on a computer or via our app.
